4 Point Inspection

TC Home Inspections 4 point inspectors will provide a fair evaluation of your roof, A/C, plumbing and electrical systems. Our knowledgable inspectors will let you know if there are any issues that are known to cause underwriting issues, as well as inform you of any systems that would cause a red flag for some underwriters so you can make an informed decision when making corrections. 4 point requirments very greatly between carriers, so we recommend repairs only on items that must be repaired for all major carriers to pass the 4 point inspection and recommend contacting your insurance agency directly to find out if any of the possible red flags will affect your particular policy. TC Home Inspections employees a full time office staff that is happy to answer any questions about your inspection during our normal business hours. TC Home Inspections 4 point inspection for meets the requirments of all major insurance carriers, so you will not have to have another inspection if you choose another insurance company.

4 point inspection reports are delivered electronically following business day unless additional review time is required for your particular property. Your easy-to-read 4 point inspection report can be emailed or printed and mailed. And TC Home Inspections will hang on to an electronic copy of your 4 point inspection report, just in case you lose yours or have questions, even years down the road. Preparing for your 4 point Inspection

·        Arrange reasonable access to the home.  Make arrangements with tenants, current owners and/or real estate agents as needed.

·        Insure your water and electric is turned on at the time of your inspection.

·        Inform your inspector of any major roofing, plumbing, electrical or A/C upgrades or replacements as well as any documentation to support your claims and have it ready so he or she can review them at the time of inspection. Pay close attention if your inspector informs you of any known repairs that must be made to obtain an acceptable 4 point inspection.

·        Provide unobstructed access to your plumbing, A/C and electrical panels before your 4 point inspectors schedualed arrival time.  If we can't see it, we can't inspect it.

·         Unlock all gates so your home inspector can easily access the exterior of your house during your 4 point inspection.

·         Insure your roof is not damaged, leaking or missing covering before your 4 point inspection. Fix all plumbing leaks and replace all polybutylene lines. Plug any missing knockouts in your electrical panel and repair any exposed electrical wiring and double taps unless your breakers are rated for two wires. Install GFCI outlets in the kitchen and bathroom outlets that are within 6 feet of a water source. Replace all Federal Pacific,  Zinsco or Zinsco-Sylvania electrical panels and properly retrofit all aluminum single strand branch circuits with Alumiconn connectors. Replace all cloth insulated wires. Check your A/C system and insure it works properly.

·         Most insurance companies will also require all fused electrical panels to be replaced with a breakered panel in order to pass a 4 point inspection.
