New Re-Roofing Legislation: Will It Affect You?
If you are considering replacing your roof, make sure you are aware of
the new Florida legislation that was passed October 1, 2007.
The new legislation, which became effective October 1, 2007, requires three
main things.
All re-roofing projects must include upgrading the way the roof deck
is attached to the roof trusses in order to achieve the current minimum
standard of protection.
Most counties now require the installation of a secondary water barrier
when your home is re-roofed. The purpose of this product is to reduce water
damage during a hurricane or tropical storm.
Houses valued at over $300,000 and residing in the Wind Borne Debris Region
(including all of Broward and Dade Counties and most of Palm Beach County)
are required to have the roof-to-wall connections strengthened to meet the
current minimum level of uplift protection.
Many houses already have sufficient hurricane straps or hurricane clips.
In this case all you have to do to fulfill this requirement is schedule
a roof strap inspection to confirm this from TC Home Inspections so we can
provide you with a roof strap affidavit. A roof strap affidavit will allow
you to replace the roof without having to replace the roof to wall connectors,
which can add significant cost to your roofing project.
If it is determined that your roof to wall connection does not meet the
minimum standard, the amount you must spend to improve this aspect of your
roof is capped at 15% of the overall cost.
Make sure your contractor isn’t paying more than $150 for this service,
as these costs may be passed on to you!
Upon completion of your new roof project, your home will be more resistant
to hurricane force winds, and qualify for substantial homeowner insurance
discounts. A wind mitigation inspection will save you hundreds of dollars
on your home insurance and we 100% money back guarantee it. If you do not
say at least $150.00 the first year, we will refund the difference!
