Roof condition certification

Some insurance providers require proof that your roof has a certain amount of life remaining, usually at least 3-5 years, before a new roof is needed.  This is often requested when there is no recent documentation of a roof replacement, such as a city- or county-issued roofing permit.  When this is required, our certified home inspector will conduct a visual inspection of your roof, checking for potential problems such as missing or damaged shingles, active leaks, or cracks in the roofing surface.   The roof inspector will then complete a form stating the remaining years based on his observation and expert opinion.  He will also take photographs to support his findings, and this will be compiled into an incisive report and submitted to the insurance company to fulfill their requirements regarding the condition of your roof.  A copy of the roof condition certification report and photos will also be provided to you.  If repairs are needed, the roof inspector will provide you with the information you need to make the necessary repairs.
